A new report landed this week that every homebuilder needs to read twice.

Previsible released its 2026 State of AI Discovery Report on July 6. It studied 6.77 million AI driven sessions across 166 websites. The headline finding is blunt. AI discovery inside Google, through AI Overviews and AI Mode, now drives more AI influenced traffic than every standalone chatbot combined. ChatGPT still leads the standalone pack by a wide margin. Gemini grew more than three times over. The front door of the internet moved, and most builders did not notice.

Here is the part that should stop you cold. When AI answers a local question, it recommends only 1.2% of local businesses. Google local results surface roughly 36% of locations. AI surfaces barely one in a hundred. And buyers are already there. AI usage for local search jumped from 6% in 2025 to 45% in 2026. That is a seven and a half times increase in a single year.

Read those two numbers together. Almost half of local searches now run through AI, and AI hands the recommendation to a tiny sliver of businesses. If your community is not in that sliver, the buyer never learns you exist.

The website stopped being the front door

For 28 years the game was simple. Rank on page one of Google, earn the click, win the visit. That game is ending.
