AI is changing new home search by moving the first step from a search engine to a conversation. Instead of typing "new homes near me" into Google and clicking through ten builder sites, more buyers now ask ChatGPT or Gemini a full question and get a short answer with a few names in it. For home builders, that means being one of the names the AI picks matters as much as ranking on Google ever did.
What the 2026 data says
The shift is real, and it is moving fast. A 2026 survey of 859 people by Veterans United Home Loans found:
- 45 percent of prospective buyers use AI tools in the homebuying process, up from 37 percent in 2025.
- 52 percent of those buyers used AI to search for homes, the most common use.
- 35 percent used AI to learn about housing trends, up five points in a year.
- 33 percent use ChatGPT and 20 percent use Gemini, both up six points.

The National Association of Realtors reports a similar pattern. Citing the 2026 Bank of America Homebuyer Insights Report, it notes that among buyers who used AI in their search, 52 percent used it to research neighborhoods, market trends or property values, and 57 percent used it to estimate affordability and payments.
Five ways AI is changing how buyers find new homes
1. The first search is now a question, not a keyword
Buyers ask things like "Which builders in Cape Coral have homes under $500,000 with a pool?" AI tools reward builders whose websites answer specific questions in plain language: price ranges, included features, school zones, HOA fees and move-in timelines.
2. The shortlist gets shorter
Google shows ten results and ads. An AI answer often names three to five companies. If you are not in that answer, the buyer may never visit your site at all. That is why we track AI visibility for our builder clients every day. Learn more in What Is AI Visibility for Homebuilders.
3. Buyers do their homework before they call
Buyers now use AI to compare payments, neighborhoods and builder reputations before they ever fill out a form. By the time they reach your sales team, they are further along and expect fast, specific answers. A lead that waits hours for a reply often goes to the builder who answered first. See how to answer every lead, even at 11pm.
4. Reviews and third-party sites carry more weight
AI engines build answers from sources they trust: review sites, local news, trade associations, comparison articles and your own website. A builder with consistent information across all of them looks more reliable to an AI than one with a great website and nothing else. Your Google Business Profile is part of that picture.
5. Buyers still want people
AI speeds up research. It does not replace trust. A 2026 Cotality survey cited by NAR found that 44 percent of buyers would pay more for a human professional to verify AI-generated information. At CEA we say it this way: AI doesn't replace the human touch. It protects it. Use AI to answer faster, and use your people to build the relationship.
What home builders should do now
- Ask the AI about yourself. Open ChatGPT and Gemini and ask the questions your buyers ask. Note who gets named. Our 15-minute visibility check walks you through it.
- Put the answers on your website. Price ranges, included features, community details and FAQs, written in plain sentences an AI can quote.
- Make sure AI tools can read your site. Some websites look empty to AI crawlers because the content loads with JavaScript. Check, then fix it.
- Get your facts right everywhere. Same name, address, phone and community details on every listing and profile.
- Answer leads in minutes, not hours. AI-informed buyers move fast.
- Track it. Measure whether you are named in AI answers every week, not once a year.

Frequently asked questions
How is AI changing the way buyers search for new homes?
Buyers increasingly start with a question in ChatGPT or Gemini instead of a Google search. A 2026 Veterans United survey found 45 percent of prospective buyers use AI tools in the homebuying process. The AI gives a short answer that names a few builders, so being included in that answer now matters as much as ranking on Google.
Do homebuyers use ChatGPT to find builders?
Many do. In the 2026 Veterans United survey, 33 percent of respondents said they use ChatGPT and 52 percent of AI-using buyers used AI to search for homes. Buyers ask about price ranges, neighborhoods and builder reputations, so builders need websites that answer those questions clearly.
How can a home builder show up in AI search results?
Make sure AI crawlers can read your website, answer common buyer questions directly on your pages, add schema markup and an llms.txt file, keep your business information consistent across listings, earn mentions on trusted industry sites, and track whether AI tools name you each week so you know what is working.
