- Track completed submissions only. Count a lead when the form is finished and the thank you page loads.
- Verify phone numbers. Turn on phone verification for instant forms, or add a text confirmation step. Real buyers will confirm. Bots will not.
- Add qualifying questions or use a landing page. Ask about timeline, price range, or preferred community. A landing page also filters out casual browsers.
- Connect ad data to CRM appointments. Send appointment and sale data back to the ad platforms. The system then learns what a real buyer looks like and finds more of them.
- Consolidate campaigns. Combine small campaigns into fewer, stronger ones.
- Review search terms every week. Add negative keywords for rentals, tiny homes, and other searches that will never become a contract.
